The 118,229ft2 industrial facility will be built on a 7.09-acre plot known as K3 on the Keypoint Industrial Estate. It will consist of 110,739 ft2 of warehouse space as well as 6,245 ft2 of two-storey office space. It will have 16.25m eaves as well as 10 dock and two level access doors and 20 HGV parking spaces. Plans also propose 107 car parking spaces, as well as motorcycle, cycle and EV spots.

The property will be built to BREEAM Excellent standard and have an EPC A rating.
